Will the landlord subsidize any decorating change? If you don't like the color of the walls or curtains, then it's worth checking whether the landlord will cover some of the cost of decorating. Clearly they're not going to want to be taken for a ride, after all, you did rent the place as-is so make sure you promote the positive; it has to be done, they can save some money if you do it.
